Why a Professional Inspection is Vital

A professional home inspection by a competent, qualified home inspector is a vital part of any home purchase decision. As owner and inspector of Northland Home Services, Ed Zachow has 20 years of experience doing inspections and is extremely skilled in working with all types of buyers & sellers

Our inspections are thorough, exhaustive evaluations of the property while still keeping the age of the house in mind. We also communicate clearly with clients so they know what the most important issues are and what items are things to put on the to do list for the future. We can also make suggestions regarding repairs and contractors to help you along the path to your dream home

We deliver a detailed written report (in PDF form) complete with ample digital photos the same or next day of inspection. Feel free to contact us at 616-540-8635 or eazachow@gmail.com for additional information or to schedule your inspection today

Client Testimonials

The inspector was very thorough, answered all our questions, and was a super nice guy. Much more pleasant than previous inspectors we have had

- Rebbeca G.

Ed always does a great job for my clients! He is prompt, friendly, and informative for my buyers. Highly recommend!

- Jackie B

The inspector did a great home inspection and the report

he sent us was very detailed & had lots of photographs, and

was sent to us the same day of the inspection

- Tom & Janice M

Ed did our pre-offer inspection for us. He covered the few main concerns we had and made us feel comfortable with the condition so we were able to waive our formal inspection and the sellers accepted our offer!

- Bob & Courtney S

Questions to ask your inspector

When interviewing a potential inspector, ask them about:

Close up of a home inspection report

How much experience do you have?

There is no licensing in the state of Michigan so it is important to know how long they have been doing inspections and is this their full time job

Are you insured?

Inspectors are not required to have any kind of insurance but the good ones do. Ask them if the have liability and errors & ommissions coverage

What about the report?

When do you get it and what kind of report is included? Nobody wants to wait for days after the inspection to get the official report.

Can I attend the inspection?

Some inspectors don‘t want you at the house and don‘t really want you asking questions. You need an inspector that encourages you to come and ask questions and be part of the process

Frequently Asked Questions

What is Our Territory?

We are based in Rockford but we serve the entire West Michigan area including Kent, Ottawa,, Newaygo, Mecosta, Ionia, Montcalm, Muskegon, and other surrounding areas

How much is the fee?

Our fee for home inspections is based on the size and square footage of the house and therefore varies. Other inspections are fixed prices and package discounts also apply. Our prices are competitive with other local inspectors. Contact us for a specific price quote

Can I just have my relative walk through it with me?

How long does the inspection take?

Depending on the size and condition of the house, and also how many questions or discussion you have with the inspector, the average time is 2-3 hours but can vary quite a bit

Absolutely! That is always an option. However, having a professional inspector that is a non-biased observer and trained to look at a house in a systematic and thorough manner is a much different experience than even the most well-meaning relative
